Sandpoint Realty LLC follows the federal Fair Housing Act, the Idaho Human Rights Act, and all applicable state and local fair housing law. We do not discriminate, and we will not help anyone else discriminate.

Protected classes

Under the federal Fair Housing Act, it is illegal to discriminate in the sale, rental, or financing of housing based on:

Race
Color
Religion
National origin
Sex
Familial status
Disability

Idaho law also prohibits housing discrimination on these bases. Some local jurisdictions protect additional characteristics. We honor all of them.

What this means in practice

When you work with us, you can expect that we will:

Show you every property that fits what you asked for and can afford, without steering you toward or away from any area
Give the same information, the same service, and the same effort to every client
Present all offers to our sellers, and never help a seller reject an offer for a discriminatory reason
Write advertising that describes the property, not the kind of person we imagine living in it
Decline to follow an instruction from any client that would require us to discriminate, even if it costs us the transaction

On neighborhood questions. People often ask us what a neighborhood is "like," or what kind of people live there. We will not answer that, and it is not because we are being difficult. Answering it is steering, and steering is illegal. What we will do is give you objective information: school district boundaries and ratings, distances to services, road maintenance, zoning, covenants, tax rates, crime statistics from public sources, and demographic data from the Census. Then you decide. You are the one who has to live there.

Disability and reasonable accommodation

If you have a disability and need an accommodation to work with us or to view a property, tell us and we will arrange it. Buyers and tenants with disabilities also have rights to reasonable accommodations and reasonable modifications in housing. Ask us and we will point you to the right information.

All property advertised on this site is subject to the Fair Housing Act. We will not knowingly accept any advertising for real estate that violates the law. All persons are hereby informed that all dwellings advertised are available on an equal opportunity basis.

There are deadlines for filing, so do not wait. A HUD complaint generally must be filed within one year of the alleged discrimination.
