Selling a North Idaho Home This Fall? Start at the Front Door

Before a buyer notices your kitchen countertops, they have to get through the front door.On a fall day, that first few minutes can tell a story. There may be leaves on the walk, a dim porch, wet shoes, and nowhere to put a coat. Or there can be a clear path, a welcoming entrance, and a place to pause and take in the home. When I help a seller get ready for showings, I like to start with that arrival.Walk up to your own house as though you have never been there. Can you easily see the house number? Is the entrance obvious? Does the door open freely? Is the porch light working?Inside, give people a little breathing room. A crowded entry can make it hard to appreciate what comes next. Then let the house feel comfortable. Open the curtains while there is daylight. If your windows frame those brilliant fall colors, give buyers room to enjoy the view. Turn on the lamps that make each room pleasant to spend time in. Put away the extra items that compete with the space. You do not need a porch full of decorations or a different candle burning in every room. A clean entrance, comfortable rooms, and simple seasonal touches can express plenty of warmth. And if there is a repair you already know needs attention, let’s talk about it. A cozy presentation works best alongside an honest look at the property’s condition. What I want buyers to experience is the home itself: how it flows, how it lives, and what they could enjoy about being there.Sometimes that begins with changing a lightbulb and moving three pairs of boots.Rain Silverhawk | Owner / Associate BrokerSandpoint Realty208-610-0011 | northidahosandpoint.comExperience the Difference.Rain Silverhawk
