Or maybe the ones you liked just weren\u2019t affordable. According to a recent survey from <em>NerdWallet<\/em>, those were the top two reasons buyers gave up on their search in 2025.<\/p>\n<p>But this Spring, there\u2019s one trend that could help fix both of those frustration points:<strong> more homes are hitting the market.<\/strong><\/p>\n<h4><strong>The Number of Fresh Listings Is Almost 2x Higher Than a Few Months Ago<\/strong><\/h4>\n<p><a href=\"https:\/\/www.realtor.com\/research\/data\/\" rel=\"noopener noreferrer\" target=\"_blank\">Data<\/a> from <em>Realtor.com<\/em> shows there are nearly <strong>2x as many new listings hitting the market today as there were just 3 months ago. <\/strong>Those are homes the seller just put up for sale<strong> (<\/strong><em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2026\/04\/20260422-There-Are-Nearly-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2026\/04\/20260422-There-Are-Nearly-original.png?w=1220&#038;ssl=1\" alt=\"a graph of a bar chart\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>That\u2019s a significant rise. And while we usually see an uptick as we head into the busiest time of the year, this increase was bigger than normal. Jake Krimmel, Senior Economist at <em>Realtor.com<\/em>, <a href=\"https:\/\/mediaroom.realtor.com\/2026-04-01-Tensions-Cloud-a-Spring-Market-That-Was-Just-Finding-Its-Footing,-According-to-Realtor-com-R-March-Housing-Report\" rel=\"noopener noreferrer\" target=\"_blank\">explains<\/a>:<\/p>\n<blockquote><p><em>\u201c<\/em><strong><em>New listings jumped 21.2% from February to 439,000, a larger-than-typical seasonal surge . . .<\/em><\/strong><em> March typically sees the biggest month-over-month jump in new listings of the entire buying season, averaging an 18% increase since 2017; this year it exceeded 20%.\u201d<\/em><\/p><\/blockquote>\n<p>That means more sellers are jumping back into the market, and that\u2019s giving buyers more fresh options to choose from. So, if you\u2019d felt like you\u2019d seen everything out there and still nothing was quite right, this may be your moment.<\/p>\n<p><strong>With that many \u201c<em>just listed<\/em>\u201d homes, one of them could be exactly what you\u2019ve been searching for.<\/strong><\/p>\n<h4><strong>Where You Have More Options<\/strong><\/h4>\n<p>And this trend is happening across most of the country, so you should have more options pretty much whereever you are.<\/p>\n<p>Earlier this year, the Northeast had fewer new listings because winter storms delayed sellers from putting their homes on the market. But now, that region is catching up fast.<\/p>\n<p>In March, <a href=\"https:\/\/www.realtor.com\/research\/data\/\" rel=\"noopener noreferrer\" target=\"_blank\">new listings<\/a> jumped across nearly every state, especially in the Northeast, helping drive a strong national rebound.<\/p>\n<h4><strong>What Rising Inventory Means for You<\/strong><\/h4>\n<p>Right now, there are <strong>almost a million homes for sale nationwide.<\/strong> That\u2019s up over <a href=\"https:\/\/www.realtor.com\/research\/March-2026-data\/\" rel=\"noopener noreferrer\" target=\"_blank\">8%<\/a> compared to last year.<\/p>\n<p>With that many homes on the market, there\u2019s a much better chance something will fit what you\u2019re looking for, especially with so many fresh options being added right now. As Odeta Kushi, Deputy Chief Economist at <em>First American<\/em>, <a href=\"https:\/\/blog.firstam.com\/economics\/spring-home-buying-activity-may-hinge-on-one-factor\" rel=\"noopener noreferrer\" target=\"_blank\">explains<\/a>:<\/p>\n<blockquote><p><em>\u201cOne of the most encouraging signals heading into the spring home-buying season is the improvement in for-sale inventory levels compared with last year. . . <\/em><strong><em>More homes on the market give buyers greater choice and, combined with improved buying power, expand the range of homes they can realistically consider.<\/em><\/strong><em>\u201d<\/em><\/p><\/blockquote>\n<p>In other words, your search may feel very different this year.<\/p>\n<h3>Bottom Line<\/h3>\n<p><strong>More fresh listings are hitting the market right now, and that\u2019s creating real opportunity.<\/strong><\/p>\n<p>If you put your search on hold last year, this Spring may be the time to jump back in.
