And here\u2019s a quick snapshot of the top 10 (<em>see chart below<\/em>):\u00a0<\/p>\n<p><a target=\"_blank\" rel=\"noopener noreferrer\" href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2026\/04\/20260420-Top-10-Markets-original.png?ssl=1\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2026\/04\/20260420-Top-10-Markets-original.png?w=1220&#038;ssl=1\" alt=\"a table with white text and black text\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a><\/p>\n<p>According to <em>Zillow<\/em>, in these top-ranked markets, median-income households can afford <strong>68% of all homes for sale<\/strong>. Let that sink in.<\/p>\n<p>Not long ago, it felt like you could barely afford <em>anything<\/em>.<\/p>\n<p>Now, you may actually have <em>some<\/em> <em>options <\/em>again.<\/p>\n<p><strong>That doesn\u2019t mean every home is suddenly going to fit your budget. <\/strong>But it does mean the door that felt closed for so many buyers is starting to crack back open. And in a number of cities, first-time <a target=\"_blank\" rel=\"noopener noreferrer\" href=\"https:\/\/www.simplifyingthemarket.com\/2026\/04\/09\/when-buying-a-home-feels-out-of-reach-some-families-do-this-instead\/?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\">buyers<\/a> may finally be getting a shot at <a target=\"_blank\" rel=\"noopener noreferrer\" href=\"https:\/\/www.simplifyingthemarket.com\/2026\/02\/25\/renting-vs-buying-the-numbers-might-surprise-you\/?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\">buying<\/a>.<\/p>\n<h4><strong>Why This Is Starting To Open Up<\/strong><\/h4>\n<p>These cities are rising to the top not because of any one big change, but from a few smaller ones finally lining up. As Orphe Divounguy, Senior Economist at <em>Zillow<\/em>, explains:<\/p>\n<blockquote>\n<p><em>\u201c<\/em><strong><em>First-time buyers are finally seeing some light at the end of the tunnel. <\/em><\/strong><em>Affordability is still a challenge, but rising incomes, stabilizing prices and improving inventory are creating real opportunities in parts of the country. <\/em><strong><em>In the strongest markets for first-time buyers, they\u2019ll find more choices, less competition and a clearer path to homeownership than they\u2019ve had in years<\/em><\/strong><em>.\u201d<\/em><\/p>\n<\/blockquote>\n<p>Basically, three big things are working in your favor:<\/p>\n<ul>\n<li>\n<p><strong>More homes are hitting the market. <\/strong><em>Realtor.com<\/em> says inventory is up <a target=\"_blank\" rel=\"noopener noreferrer\" href=\"https:\/\/www.realtor.com\/research\/march-2026-data\/\">8.1%<\/a> compared to last year. That gives<strong> <\/strong>you more choices, less pressure, and more chances to find a place that fits your budget.<\/p>\n<\/li>\n<li>\n<p><strong>Price growth is moderating,<\/strong> so homes aren\u2019t moving further out of reach as quickly. Some may even be falling back within your target price point.<\/p>\n<\/li>\n<li>\n<p><strong>Incomes are rising.<\/strong> If you make more money, that can offset some of the affordability challenges too.<\/p>\n<\/li>\n<\/ul>\n<p>And even though mortgage rates have been higher lately, that combination can still make a difference. As Mark Fleming, Chief Economist at <em>First American<\/em><strong>,<\/strong> <a target=\"_blank\" rel=\"noopener noreferrer\" href=\"https:\/\/blog.firstam.com\/economics\/affordability-reached-best-level-since-2022-in-january%E2%80%8B\">explains<\/a>:<\/p>\n<blockquote>\n<p><em>\u201cIncome growth has outpaced house price growth for 19 straight months, boosting house-buying power even as mortgage rates remain elevated.\u201d<\/em><\/p>\n<\/blockquote>\n<h4><strong>How To Find the Opportunities in Your Local Market<\/strong><\/h4>\n<p>But what if your city didn\u2019t make the top 10 list, or even the top 50 markets? Here\u2019s what you really need to remember.<\/p>\n<p><strong>There\u2019s going to be opportunities in <em>every <\/em>market, if you know where to look.<\/strong><\/p>\n<p>Even in the same city, two buyers can have completely different experiences. And a big part of that is who they choose as their partner. The right agent knows how to find pockets of opportunity in <em>any <\/em>market. That could mean:<\/p>\n<ul>\n<li>\n<p>A neighborhood where prices haven\u2019t climbed as quickly<\/p>\n<\/li>\n<li>\n<p>A part of town with more inventory, or<\/p>\n<\/li>\n<li>\n<p>A <a target=\"_blank\" rel=\"noopener noreferrer\" href=\"https:\/\/www.simplifyingthemarket.com\/2026\/02\/16\/move-up-buyers-are-choosing-new-construction\/?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\">new build<\/a> community offering incentives so builders can sell their inventory<\/p>\n<\/li>\n<\/ul>\n<p>So, even if your city didn\u2019t make the list, that\u2019s okay.
