But once you start asking the right questions, the cracks begin to show.Common Red Flags Of Seller Identity FraudToday I had a fake seller get very upset that before listing a property, Sandpoint Realty always asks for photo ID\u2019s to verify and owners name.\u00a0 A real owner NEVER gets upset that we verify their ownership. \u00a0Real owners always produce verifiable picture ids immediately and are grateful that we are protecting their homes and properties from unscrupulous thieves.\u00a0\u00a0While every situation is different, there are patterns that continue to repeat:<br>\nTargeting free-and-clear propertiesScammers often choose properties with no mortgage, making it harder to immediately verify ownership through lender records.<br>\nOut-of-area or absentee ownersProperties owned by someone who lives out of state or out of the country are frequently targeted.Lack of local knowledgeThey may not know basic facts easily found online:Road names for vacant land that doesn\u2019t actually have a street address<br>\nThat a home is currently under construction<br>\nWhat utility service for the property<br>\nWho maintains the road.<br>\nThat a structure burned down years ago<br>\nZoning or access details locals would instantly recognizeUnusual communication methodsCalls may come in on static-filled lines, unfamiliar phone numbers, or with heavy accents. Emails may push for rapid responses and avoid in-person meetings.<br>\nA sense of urgency or emotional pressureCommon stories include hospitalization, cancer treatments, overseas emergencies, or sudden financial hardship \u2014 all designed to rush the process and discourage verification.<br>\nBelow-market pricing for a \u201cquick sale\u201dPricing well under market value is often used to attract immediate interest and move fast.
