Simplifying The Market\" loading=\"lazy\" style=\"display: block; margin-bottom: 5px; clear: both; max-width: 100%;\">\n<p>It\u2019s hard to scroll online lately without seeing some version of this claim:<\/p>\n<blockquote><p><em>\u201cBig investors are buying up all the homes.\u201d<\/em><\/p><\/blockquote>\n<p>And honestly, if you\u2019re a homebuyer who\u2019s lost out on a few offers, that idea probably sounds believable. When homes are expensive and competition is tight, it\u2019s easy to assume giant companies are scooping everything up behind the scenes.<\/p>\n<p>But here\u2019s the thing: what people assume is happening and what the data actually shows aren\u2019t always the same.<\/p>\n<p>Let\u2019s look at what\u2019s really happening with large institutional investors in today\u2019s housing market \u2013 because the numbers tell a much different story than the headlines.<\/p>\n<h4><strong>The Number Most People Won\u2019t See Online<\/strong><\/h4>\n<p>Let\u2019s start with the most important stat. According to <em>John Burns Research &amp; Consulting <\/em>(JBREC), <strong>large institutional investors \u2013 those that own 100 or more homes \u2013 made up just <\/strong><a href=\"https:\/\/x.com\/RickPalaciosJr\/status\/2009025385351319918\" rel=\"noopener noreferrer\" target=\"_blank\"><strong>1.2%<\/strong><\/a><strong> of all home purchases in Q3 of 2025 <\/strong>(<em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2026\/01\/20260115-Big-Investors-Are-a-Small-Part-of-the-Market-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2026\/01\/20260115-Big-Investors-Are-a-Small-Part-of-the-Market-original.png?w=1220&#038;ssl=1\" alt=\"a graph of sales\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>That\u2019s it. <strong>Out of every 100 homes sold, only about 1 went to a large institutional investor.<\/strong><\/p>\n<p>And here\u2019s an important point that often gets missed: <strong>that level of investor activity is very much in line with historical norms.<\/strong> It\u2019s not unusually high, and it\u2019s actually well below the recent peak of 3.1% back in 2022 \u2013 which itself was still a small share of the overall market.<\/p>\n<p>So, while it can feel like big investors are everywhere, nationally, they\u2019re a very small part of overall home sales.<\/p>\n<h4><strong>Why Investor Activity Gets So Much Attention<\/strong><\/h4>\n<p>There are two main reasons this topic gets so much attention:<\/p>\n<ol>\n<li><strong>Investor activity isn\u2019t spread evenly.<\/strong>Investors are more active in certain markets, which can make competition feel intense for homebuyers in those areas. As Lance Lambert, Co-Founder of <em>ResiClub<\/em>, explains:<em>\u201cOn a national level, \u201clarge investors\u201d\u2014those owning at least 100 single-family homes\u2014only own around 1% of total single-family housing stock. That said, <\/em><strong><em>in a handful of regional housing markets, institutional and large single-family landlords have a much larger presence.<\/em><\/strong><em>\u201d<\/em><\/li>\n<li><strong>Investor is a broad term.<\/strong>Part of what makes the share of purchases bought by investors sound so big is because many headlines lump large Wall Street institutions together with small, local investors (like your neighbor who owns one or two rental homes). But those are very different buyers.In reality, <strong>most investors are small, local owners,<\/strong> not massive corporations. And when all investors get grouped together in the headlines as a single stat, it inflates the number and makes it seem like big institutions are dominating the market (even though they\u2019re not).<\/li>\n<\/ol>\n<p><strong>Yes, big investors exist. Yes, they buy homes.
