Sellers will need to adjust price expectations to reflect the transitioning market.\u201d<\/em><\/p><\/blockquote>\n<p>But here\u2019s the good news. You still have one big advantage as a seller. According to the <em>Federal Housing Finance Agency<\/em> (FHFA), home values went up by a staggering <a href=\"https:\/\/www.fhfa.gov\/data\/hpi\/datasets?tab=hpi-summary-table\" rel=\"noopener noreferrer\" target=\"_blank\">54%<\/a>\u00a0over the last 5 years. So, even if you compromise just a little bit on your sale price today, odds are you\u2019ll still come out way ahead.<\/p>\n<p>The challenge? Most sellers aren\u2019t thinking about it that way. They\u2019re stuck on what a neighbor got months or years ago \u2013 and that\u2019s a costly mistake.<\/p>\n<h4><strong>Overpricing Can Stall Your Whole Move<\/strong><\/h4>\n<p>Here\u2019s what happens. A seller lists too high. Buyers stay away. No offers come in. The house sits. And suddenly, that seller is facing a tough decision. Do they cut the price? Stick it out? Or give up altogether?<\/p>\n<p>Unfortunately, a late price cut may not be enough. Buyers often see that as a red flag that something\u2019s wrong with the house. That\u2019s why some sellers are opting to just pull their listing off the market entirely.<\/p>\n<p>In a <a href=\"https:\/\/jbrec.com\/research\/burns-real-estate-agent-survey\/\" rel=\"noopener noreferrer\" target=\"_blank\">recent survey<\/a> from <em>John Burns Research and Consulting<\/em> (JBREC) and <em>Keeping Current Matters<\/em> (KCM) <strong>over half of agents (54%) say there are more homes being taken off the market than usual.<\/strong><\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/10\/20251009-More-Sellers-Are-Taking-Their-Listings-Off-the-Market-than-Normal-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/10\/20251009-More-Sellers-Are-Taking-Their-Listings-Off-the-Market-than-Normal-original.png?w=1220&#038;ssl=1\" alt=\"a graph of a number of blue squares\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>And the top reasons for that? According to the agents, homeowners didn\u2019t get any offers they felt were fair. The survey from JBREC and KCM explains it like this:<\/p>\n<blockquote><p><em>\u201cSellers holding onto high price expectations is the leading reason they are delisting their homes.\u201d<\/em><\/p><\/blockquote>\n<p><em><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/10\/20251009-The-Top-Reasons-Sellers-Are-Taking-Their-Homes-Off-The-Market-original.png?w=1220&#038;ssl=1\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\">BrightMLS<\/em> <a href=\"https:\/\/www.brightmls.com\/article\/more-properties-are-being-taken-off-the-market-in-the-mid-atlantic\" rel=\"noopener noreferrer\" target=\"_blank\">data<\/a> backs this up:<\/p>\n<blockquote><p><em>\u201c. . . sellers are delisting after having their home on the market and finding they are not getting the price they hoped for.\u201d<\/em><\/p><\/blockquote>\n<p>It\u2019s more proof pricing too high does more than turn buyers away, it puts your whole move at risk.
