Maybe the layout feels off. Maybe it still needs some updating. Or maybe it\u2019s just more of the same.<\/p>\n<p><strong>That\u2019s why more buyers are turning to new construction \u2013 and finding some of the best deals available today.<\/strong><\/p>\n<p>Why? Today, many builders have more homes that are finished and sitting on the market than normal. And that means they\u2019re motivated to sell. They\u2019re running a business, and they don\u2019t want to sit on their inventory. They want to sell it before they build more homes. And that can definitely work in your favor.<\/p>\n<p>As Lance Lambert, Co-Founder of <em>ResiClub<\/em>, <a href=\"https:\/\/www.resiclubanalytics.com\/p\/new-construction-worse-than-giant-homebuilders-are-letting-on-says-builders-firstsource-ceo\" rel=\"noopener noreferrer\" target=\"_blank\">puts it<\/a>:<\/p>\n<blockquote><p><em>\u201cIn housing markets where unsold completed inventory has built up, many homebuilders have pulled back on their spec builds\u2014<\/em><strong><em>and many are doing bigger incentives or outright price cuts to move unsold inventory<\/em><\/strong><em>.\u201d<\/em><\/p><\/blockquote>\n<h4><strong>Incentives Are the Highest They\u2019ve Been in 5 Years<\/strong><\/h4>\n<p><a href=\"https:\/\/www.nahb.org\/news-and-economics\/press-releases\/2025\/08\/builder-confidence-plateaus-at-relatively-low-level\" rel=\"noopener noreferrer\" target=\"_blank\">Data<\/a> from the <em>National Association of Home Builders<\/em> (NAHB) shows <strong>66% of builders offered sales incentives in August<\/strong>. <strong>That\u2019s the peak so far this year, and the highest percentage we\u2019ve seen in 5 years.<\/strong><\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/09\/20250904-The-Majority-of-Builders-Are-Offering-Incentives-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/09\/20250904-The-Majority-of-Builders-Are-Offering-Incentives-original.png?w=1220&#038;ssl=1\" alt=\"a graph of blue rectangular bars with numbers\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>That means 2 out of every 3 builders are offering something extra to get deals done. And when builders throw in incentives, it\u2019s the buyers like <em>you<\/em> who win.<\/p>\n<h4><strong>Price Cuts Are Back on the Table<\/strong><\/h4>\n<p>One of the most common incentives they\u2019re offering right now is adjusting the price. According to <a href=\"https:\/\/www.nahb.org\/news-and-economics\/press-releases\/2025\/08\/builder-confidence-plateaus-at-relatively-low-level\" rel=\"noopener noreferrer\" target=\"_blank\">NAHB<\/a>, almost <strong>40% of builders are doing price cuts <\/strong>(<em>see graph below<\/em>):<\/p>\n<p><strong><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/09\/20250904-Builders-Continue-To-Cut-Prices-original.png?w=1220&#038;ssl=1\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\">On average they\u2019re taking off about 5% off the purchase price of the house.<\/strong> For a buyer, 5% could be the difference between reluctantly settling and finally getting a home that works for you.<\/p>\n<p><strong>Take a $500,000 house as an example. If builders reduce the price by 5%, you\u2019re saving $25,000.<\/strong><\/p>\n<p>And even if the builder you\u2019re interested in won\u2019t budge on price, they\u2019ve got plenty of other levers to pull. As <em>Realtor.com<\/em> explains:\u00a0<\/p>\n<blockquote><p><em>\u201c. . . there are deals to be found in the market for new homes, with builders increasingly willing to negotiate on price or offer incentives such as rate buydowns and closing cost assistance.\u201d<\/em><\/p><\/blockquote>\n<h4><strong>Why This Matters for You<\/strong><\/h4>\n<p>As a buyer, you probably have a clear vision for your ideal home. Because you\u2019re not just buying <em>any<\/em> house. You\u2019re buying <em>your<\/em> house. The one with the space, features, and lifestyle you\u2019ve been hoping for. New builds can check those boxes since they usually have:\u00a0<\/p>\n<ul>\n<li>Bigger kitchens and open layouts<\/li>\n<li>Energy efficiency (hello lower utility bills)<\/li>\n<li>Smart-home upgrades<\/li>\n<li>Fewer repair headaches on day one<\/li>\n<\/ul>\n<p><strong>And today\u2019s incentives make buying a new home more attainable than it\u2019s been in years.<\/strong><\/p>\n<h4><strong>One Word of Advice: Don\u2019t Go At It Alone<\/strong><\/h4>\n<p>If you want to take advantage of this opportunity, just be sure to use your own agent. Builder reps aren\u2019t there to save <em>you<\/em> money. They protect the <em>builder\u2019s<\/em> bottom line. That\u2019s why you need to bring your agent with you. Your agent will:<\/p>\n<ul>\n<li>Cut through the sales pitch and run the cold hard numbers<\/li>\n<li>Spot which incentives are actually worth it (and which ones are fluff)<\/li>\n<li>Handle negotiations so you walk away with the best deal possible<\/li>\n<li>Keep your best interest as their top priority<\/li>\n<\/ul>\n<h3>Bottom Line<\/h3>\n<p>If you\u2019re not finding a home you love, the new home market is buzzing with opportunity.
