But according to the latest data from <em>Redfin<\/em>, that\u2019s happening a bit more often lately. <strong>The good news is, it\u2019s completely avoidable if you lean on an agent for insight into why that is and how to avoid it happening to you.<\/strong><\/p>\n<p>This June, <strong>15% of pending home sales fell through<\/strong>. That means those buyers backed out of their contracts. That\u2019s not too much higher than the norm of roughly 12% from 2017-2019, but it\u2019s still an increase. And it\u2019s one you don\u2019t want to have to deal with.\u00a0<\/p>\n<p>The key to avoiding this headache is knowing what\u2019s causing the issues that lead to a buyer walking away. A <a href=\"https:\/\/jbrec.com\/research\/burns-real-estate-agent-survey\/\" rel=\"noopener noreferrer\" target=\"_blank\">recent survey<\/a> from <em>John Burns Research and Consulting <\/em>(JBREC) and <em>Keeping Current Matters<\/em> (KCM) finds that agents reported the <strong>#1 reason deals are falling apart today is stemming from the home inspection <\/strong><em>(see graph below):<\/em><\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/08\/20250818-Top-Reasons-Contracts-Fell-Through-in-June-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/08\/20250818-Top-Reasons-Contracts-Fell-Through-in-June-original.png?w=1220&#038;ssl=1\" alt=\"a graph of a number of individuals\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>Here\u2019s why. With high prices and mortgage rates stretching buyers\u2019 budgets, they don\u2019t have a lot of room (or appetite) for unexpected repairs.<\/p>\n<p>Not to mention, buyers have more options to choose from now that there are more homes on the market. So, if the inspection turns up a major issue, they may opt to walk away. Afterall, there are plenty of other homes they could buy instead.<\/p>\n<p>Or, if the seller isn\u2019t willing to tackle <a href=\"https:\/\/www.simplifyingthemarket.com\/2025\/05\/12\/home-projects-that-boost-value\/?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\" rel=\"noopener noreferrer\" target=\"_blank\">repairs<\/a>, a buyer may back out because they don\u2019t want the expense (and the hassle) of dealing with those issues themselves.<\/p>\n<p><strong>The good news is, there\u2019s a way you can get ahead of any unpleasant surprises as a seller, and that\u2019s getting a pre-listing inspection.<\/strong> It\u2019s not required, but the <em>National Association of Realtors<\/em> (NAR) <a href=\"https:\/\/www.nar.realtor\/magazine\/real-estate-news\/sales-marketing\/agents-turn-to-pre-listing-inspections-to-prevent-canceled-contracts\" rel=\"noopener noreferrer\" target=\"_blank\">explains<\/a> why it\u2019s helpful right now:<\/p>\n<blockquote><p><em>\u201cTo keep deals from unraveling . . . it allows a seller the opportunity to address any repairs before the For Sale sign even goes up. <\/em><strong><em>It also can help avoid surprises like a costly plumbing problem, a failing roof or an outdated electrical panel that could cause financially stretched buyers to bolt before closing<\/em><\/strong><em>.\u201d<\/em><\/p><\/blockquote>\n<h4><strong>What\u2019s a Pre-Listing Inspection?<\/strong><\/h4>\n<p>It\u2019s exactly what it sounds like: a professional home inspection you schedule <strong><em>before<\/em><\/strong> your home hits the market. Here\u2019s what it can do for you:<\/p>\n<ul>\n<li><strong>Give you time to fix what matters<\/strong>. You\u2019ll know what issues could come up in the buyer\u2019s inspection. So, you\u2019ll have time to take care of them before anyone even walks through the door.<\/li>\n<li><strong>Avoid last-minute renegotiations<\/strong>. When buyers uncover unexpected issues after you\u2019re under contract, it opens the door for concessions you may have to make like price drops or repairs, or worse, a canceled deal. A pre-listing inspection helps you stay ahead of those things before they become deal breakers.<\/li>\n<li><strong>Show buyers you\u2019re serious<\/strong>. When your home is clean, well-maintained, and already vetted, buyers see that. It builds trust and can help you sell faster with fewer back-and-forth negotiations.<\/li>\n<\/ul>\n<p>The bottom line?
