There is one place you can turn to for answers you want the most. And that\u2019s the experts.<\/p>\n<p>Leading housing experts are starting to release their projections for the rest of the year. These insights will give you clarity \u2013 and a little more optimism than you might expect. <em>Business Insider<\/em> sums up the forecasts (and why they\u2019re good news for you):<\/p>\n<blockquote><p><em>\u201cAs mortgage rates go down this year, affordability may improve slightly for homebuyers. Inventory is also expected to grow, which should help moderate price growth and make finding a home easier.\u201d<\/em><\/p><\/blockquote>\n<p>Let\u2019s break it down.<\/p>\n<h4><strong>1. Mortgage Rates Should Come Down (Slightly)<\/strong><\/h4>\n<p>While a major drop isn\u2019t on the table, <a href=\"https:\/\/www.fanniemae.com\/media\/55371\/display\" rel=\"noopener noreferrer\" target=\"_blank\">forecasters<\/a> are calling for a modest decline in rates in the months ahead as the economic outlook becomes more certain. Based on the <a href=\"https:\/\/www.nahb.org\/error-login-required?urlreferrer=http:\/\/www.nahb.org\/news-and-economics\/housing-economics-plus\/housing-economics-plus-pages\/industry-forecasts\/executive-level-forecast#sort=%40cz95xpublishz95xdate%20descending%E2%80%8B\" rel=\"noopener noreferrer\" target=\"_blank\">information<\/a> we have right now, here\u2019s a look at where they say <a href=\"https:\/\/img03.en25.com\/Web\/MortgageBankersAssociation\/%7B9902d121-9a52-45e3-825c-7f43214fb5d7%7D_Mortgage_Finance_Forecast_Apr_2025.pdf\" rel=\"noopener noreferrer\" target=\"_blank\">rates<\/a> should be by year-end (<em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/05\/20250508-Mortage-Rates-Are-Projected-To-Come-Down-Slightly-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/05\/20250508-Mortage-Rates-Are-Projected-To-Come-Down-Slightly-original.png?w=1220&#038;ssl=1\" alt=\"a graph of interest rate\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>Even this slight decrease is a welcome change. A seemingly small decline can still help bring down your future mortgage payment and give you a bit more breathing room in your budget.<\/p>\n<p>Just remember, everything from inflation to employment and broader economic shifts will have an impact\u00a0on where rates go from here. So, don\u2019t try to time the market. And do expect some volatility along the way.<\/p>\n<h4><strong>2. Inventory Will Continue To Grow<\/strong><\/h4>\n<p>Inventory has already improved a lot this year. A big portion of the growth the market has already seen is because homeowners are getting tired of sitting on the sidelines. They\u2019ve tried the wait and see approach with rates, and it hasn\u2019t really paid off. And at a certain point, you need to move no matter what the market is doing. This is one reason more homes have been listed lately. And experts say that should continue. As Lance Lambert, Co-founder of <em>ResiClub<\/em>, says:<\/p>\n<blockquote><p><em>\u201cThe fact that inventory is rising year-over-year . . . strongly suggests that <\/em><strong><em>national active housing inventory for sale is likely to end the year higher.<\/em><\/strong><em>\u201d<\/em><\/p><\/blockquote>\n<p>If rate forecasts pan out as the experts say, that could be enough to tip some more sellers off the fence and back into the market \u2013 giving you even more options for your move.<\/p>\n<h4><strong>3. Home Prices Are Moderating<\/strong><\/h4>\n<p>As more homes hit the market, there will also be less upward pressure on <a href=\"https:\/\/www.fanniemae.com\/media\/55371\/display\" rel=\"noopener noreferrer\" target=\"_blank\">home prices<\/a>. Expert forecasts are still calling for growth, but the pace of that growth is <a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/2025-04\/2025-04-real-estate-and-economic-outlook-broker-summit-lawrence-yun-presentation-slides-04-17-2025.pdf\" rel=\"noopener noreferrer\" target=\"_blank\">slowing down<\/a> as inventory climbs. When you combine the forecast for healthier price growth with projections for slightly lower mortgage rates, that could mean more buying power in the months ahead.<\/p>\n<p>Keep in mind, though, the housing market is hyper-local. So, this is going to vary by area. Some markets will see prices climbing higher. And some may even see prices dip a little if inventory is up significantly in that location.
