And for many first-time buyers, the idea that you have to put 20% down can feel like a major roadblock.<\/p>\n<p>But that\u2019s actually a common misconception. Here\u2019s the truth.<\/p>\n<h4><strong>Do You Really Have To Put 20% Down When You Buy a Home?<\/strong><\/h4>\n<p>Unless your specific loan type or lender requires it, odds are you won\u2019t have to put 20% down. There are loan options out there designed to help first-time buyers like you get in the door with a much smaller down payment.<\/p>\n<p>For example, <a href=\"https:\/\/www.hud.gov\/helping-americans\/loans\" rel=\"noopener noreferrer\" target=\"_blank\">FHA<\/a> loans offer down payments as low as <a href=\"https:\/\/www.usa.gov\/government-home-loans\" rel=\"noopener noreferrer\" target=\"_blank\">3.5%<\/a>, while <a href=\"https:\/\/www.va.gov\/housing-assistance\/home-loans\/loan-types\/\" rel=\"noopener noreferrer\" target=\"_blank\">VA<\/a> and <a href=\"https:\/\/www.rd.usda.gov\/programs-services\/single-family-housing-programs\/single-family-housing-guaranteed-loan-program\" rel=\"noopener noreferrer\" target=\"_blank\">USDA loans<\/a> have no down payment requirements for qualified applicants, like Veterans. So, while putting down more money does have its <a href=\"https:\/\/www.simplifyingthemarket.com\/2024\/10\/16\/the-benefits-of-using-your-equity-to-make-a-bigger-down-payment?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\" rel=\"noopener noreferrer\" target=\"_blank\">benefits<\/a>, it\u2019s not essential. As <em>The Mortgage Reports<\/em> says:<\/p>\n<blockquote><p><em>\u201c. . . <\/em><strong><em>many homebuyers are able to secure a home with as little as 3% or even no down payment at all<\/em><\/strong><em> . . . the 20 percent down rule is really a myth.<\/em><strong><em>\u201d <\/em><\/strong><\/p><\/blockquote>\n<p><a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/highlights-from-the-profile-of-home-buyers-and-sellers\" rel=\"noopener noreferrer\" target=\"_blank\">According<\/a> to the <em>National Association of Realtors<\/em> (NAR),<strong> the median down payment is a lot lower for first-time homebuyers at just 9%<\/strong> <em>(see chart below)<\/em>:<\/p>\n<p><strong><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/05\/20250505-The-Median-Down-Payment-For-First-Time-Buyers-Is-Less-Than-Twenty-Percent-original.png?w=1220&#038;ssl=1\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\">The takeaway? You may not need to save as much as you originally thought.\u00a0\u00a0<\/strong><\/p>\n<p>And the best part is, there are also a lot of programs out there designed to give your down payment savings a boost. And chances are, you\u2019re not even aware they\u2019re an option.<\/p>\n<h4><strong>Why You Should Look into Down Payment Assistance Programs<\/strong><\/h4>\n<p>Believe it or not, almost <strong>80% of first-time homebuyers qualify for down payment assistance (DPA), but only 13% actually use it<\/strong> <em>(see chart below)<\/em>:<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/05\/20250505-Most-First-Time-Homebuyers-Qualify-For-Down-Payment-Assistance-But-Few-Use-It-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/05\/20250505-Most-First-Time-Homebuyers-Qualify-For-Down-Payment-Assistance-But-Few-Use-It-original.png?w=1220&#038;ssl=1\" alt=\"a blue and orange pie chart\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>That\u2019s a lot of missed opportunity. In some cases, you may even be able to stack multiple programs at once, giving what you\u2019ve saved an even bigger lift. The truth is that\u2019s a common myth.
