Maybe you were one of them. And if so, no judgment. Conditions just weren\u2019t great.<\/p>\n<p>Inventory was too low, prices were too high, and mortgage rates were bouncing all over. That made it really hard to find a home you loved \u2013 and could afford. And why sell if you\u2019re not sure where you\u2019re going to go? <\/p>\n<p>But here\u2019s the thing: the market\u2019s shifting. And it might be time to hit play again.<\/p>\n<h4><strong>The Inventory Sweet Spot<\/strong><\/h4>\n<p>More homeowners are jumping back into their search to make a move this year. Builders are finishing more homes. And together, that\u2019s creating more options for you when you move \u2013 maybe even the home you\u2019ve been waiting for. <\/p>\n<p><strong>More homes = more possibilities.<\/strong><\/p>\n<p>But there\u2019s more to it than that. When you sell, you don\u2019t want to feel like it\u2019s impossible to find your next home. At the same time, you also don\u2019t want inventory to be so high, it takes ages for your house to sell. Right now, you\u2019ll get the best of both worlds.<\/p>\n<p>This data will help paint the picture for you.<strong> <\/strong>According to <em>Realtor.com<\/em><strong><em>, <\/em>inventory has jumped <\/strong><a href=\"https:\/\/www.realtor.com\/research\/march-2025-data\/\" rel=\"noopener noreferrer\" target=\"_blank\"><strong>28.5%<\/strong><\/a><strong> since this time last year<\/strong>, but it\u2019s still below pre-pandemic levels in most markets \u2013 and here\u2019s why this is such a sweet spot <em>(see graph below):<\/em><\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/04\/20250428-The-Suply-of-Homes-for-Sale-Is-Improving-But-Still-Low-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/04\/20250428-The-Suply-of-Homes-for-Sale-Is-Improving-But-Still-Low-original.png?w=1220&#038;ssl=1\" alt=\"a graph of sales and prices\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>Basically, there are more homes to choose from when you make your move, but not so many that you\u2019ll struggle to sell your current house. Solid demand: That\u2019s the real sweet spot. <\/strong><\/p>\n<p>But here\u2019s something else to consider. <a href=\"https:\/\/www.realtor.com\/research\/march-2025-data\/\" rel=\"noopener noreferrer\" target=\"_blank\">Data<\/a> from <em>Realtor.com <\/em>also shows inventory has been on the rise for 17 straight months. And experts agree it\u2019s likely to continue climbing throughout the year. As Lance Lambert, Co-Founder of <em>ResiClub<\/em> explains:<\/p>\n<blockquote><p><em>\u201cThe fact that inventory is rising year-over-year . . . strongly suggests that <\/em><strong><em>national active housing inventory for sale is likely to end the year higher.<\/em><\/strong><em>\u200b\u201d<\/em><\/p><\/blockquote>\n<p>So, this may actually be the best time to sell. Your house may stand out more now than it would as the year goes on and inventory grows even more. Wait too long, and you may be one of many trying to stand out later this year.<\/p>\n<h3>Bottom Line<\/h3>\n<p>If you\u2019ve been waiting for the housing market to give you a sign \u2013 it just did.
