And that leaves people wondering what would happen to the housing market if we do go into a recession.<\/p>\n<p>Let\u2019s take a look at some historical data to show what\u2019s happened in housing for each recession going all the way back to the 1980s.<\/p>\n<h4><strong>A Recession Doesn\u2019t Mean Home Prices Will Fall<\/strong><\/h4>\n<p>Many people think that if a recession hits, home prices will fall like they did in 2008. But that was an exception, not the rule. It was the only time we saw such a steep drop in prices. And it hasn\u2019t happened since.<\/p>\n<p>In fact, according to <a href=\"https:\/\/www.corelogic.com\/blog\/2019\/03\/housing-recessions-and-recoveries.aspx\" rel=\"noopener noreferrer\" target=\"_blank\">data<\/a> from <em>CoreLogic<\/em>, in four of the last six recessions, home prices actually went up (<em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/04\/20250401-A-Recession-Does-Not-Mean-Falling-Prices-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/04\/20250401-A-Recession-Does-Not-Mean-Falling-Prices-original.png?w=1220&#038;ssl=1\" alt=\"a graph of a graph showing the price of falling prices\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>So, if you\u2019re thinking about buying or selling a home, don\u2019t assume a recession will lead to a crash in home prices. The data simply doesn\u2019t support that idea. Instead, home prices usually follow whatever trajectory they\u2019re already on. And right now, nationally, <a href=\"https:\/\/www.simplifyingthemarket.com\/2025\/03\/10\/should-i-buy-a-home-right-now-experts-say-prices-are-only-going-up\/?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\" rel=\"noopener noreferrer\" target=\"_blank\">home prices<\/a> are still rising at a more normal pace.<\/p>\n<h4><strong>Mortgage Rates Typically Decline During Recessions<\/strong><\/h4>\n<p>While home prices tend to stay on their current path, mortgage rates usually drop during economic slowdowns. Again, looking at <a href=\"https:\/\/mtg-specialists.com\/recession-interest-rates-and-real-estate\/\" rel=\"noopener noreferrer\" target=\"_blank\">data<\/a> from the last six recessions, <a href=\"http:\/\/www.freddiemac.com\/pmms\/\" rel=\"noopener noreferrer\" target=\"_blank\">mortgage rates<\/a> fell each time (<em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/04\/20250401-A-Recession-Means-Falling-Mortgage-Rates-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/04\/20250401-A-Recession-Means-Falling-Mortgage-Rates-original.png?w=1220&#038;ssl=1\" alt=\"a graph of a graph showing the rise of mortgage rates\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>So, a recession means mortgage rates could decline based on the data. While that would help with affordability, don\u2019t expect the return of a 3% rate.<\/p>\n<h3>Bottom Line<\/h3>\n<p>The answer to the recession question is still unknown, but the odds have gone up.
