It makes sense. Inventory was low, prices were high, and mortgage rates were up and down like a rollercoaster. All of that made it really hard to find a home you loved \u2013 and could afford.<\/p>\n<p>But guess what? The market is shifting.<\/p>\n<p>So, if you paused your moving plans in 2024, it might be time to hit play again. Here\u2019s why.<\/p>\n<h4><strong>More Inventory Opens Up More Options<\/strong><\/h4>\n<p>Even if you could make the numbers work, the lack of available homes in recent years probably made it hard to come by something that fit your needs. But inventory is <a href=\"https:\/\/www.simplifyingthemarket.com\/2025\/03\/17\/rising-inventory-means-this-spring-could-be-your-moment\/?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\" rel=\"noopener noreferrer\" target=\"_blank\">rising<\/a>, which means you have more options now.<\/p>\n<p>According to <em>Realtor.com, <\/em>inventory has <a href=\"https:\/\/www.realtor.com\/research\/february-2025-data\/\" rel=\"noopener noreferrer\" target=\"_blank\">jumped<\/a> 27.5% since this time last year <em>(see graph below):<\/em><\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/03\/20250331-There-Are-More-Homes-on-the-Market-Today-But-Still-Below-the-Norm-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/03\/20250331-There-Are-More-Homes-on-the-Market-Today-But-Still-Below-the-Norm-original.png?w=1220&#038;ssl=1\" alt=\"a graph showing the average of a home sale\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>So, if you were reluctant to list your house because you weren\u2019t sure where you\u2019d go if it sold, you have more choices than you did a year ago. That\u2019s a big win.<\/p>\n<h4><strong>Homes Are Staying on the Market Longer, Too<\/strong><\/h4>\n<p>When the supply of homes for sale is low, they\u2019re snatched up quickly because there just aren\u2019t enough of them to go around. And a few years ago, that meant your house could sell overnight. While that\u2019s not always a bad thing, if you\u2019re planning a move and also need to find your next home, a slower pace isn\u2019t the end of the world. In fact, it\u2019s welcome relief.<\/p>\n<p>Now that inventory has grown, homes are staying on the market longer, meaning you don\u2019t have to feel as rushed in the process (<em>see graph below):<\/em><\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/03\/20250331-Homes-Are-Taking-About-A-Week-Longer-To-Sell-This-Year-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/03\/20250331-Homes-Are-Taking-About-A-Week-Longer-To-Sell-This-Year-original.png?w=1220&#038;ssl=1\" alt=\"a graph of blue bars\" style=\"width: 100%; height: auto; display: block;\" loading=\"lazy\"><\/a>The latest <a href=\"https:\/\/www.realtor.com\/research\/february-2025-data\/\" rel=\"noopener noreferrer\" target=\"_blank\">data<\/a> shows the typical time homes spent on the market went up by about 8% this year \u2013 that\u2019s higher than we\u2019ve seen since 2020, but still a faster pace than before the market ramped up. And it\u2019s about a week longer than last year. Talk about a sweet spot for movers. It may seem like just a few days, but it gives you more flexibility and time to be thoughtful about your decisions. As Hannah Jones, Senior Economic Research Analyst at <em>Realtor.com, <\/em>notes:<\/p>\n<blockquote><p><em>\u201cThere are more homes for sale than in the last few years, which means the market pace is a bit more manageable\u2013with longer days on market\u2013and many sellers are more flexible . . . Though buyers face still-high housing costs, they may find a bit more give in the market, which could give them more time to make a decision, even in the busy spring and summer months.\u201d<\/em><\/p><\/blockquote>\n<p>And if you\u2019re thinking \u2013 but wait \u2013 doesn\u2019t that mean it will be harder to sell my house? Don\u2019t worry. <strong>With inventory still almost 23% below the pre-pandemic norm, well-priced homes are selling,<\/strong> especially as more buyers step back into the game this season.<\/p>\n<h3>Bottom Line<\/h3>\n<p>With growing inventory, sellers who want to upgrade, downsize, or relocate have more choices.
