You Have More Homes To Choose From<\/strong><\/h4>\n<p>The number of homes for sale this February was higher than it\u2019s been in any of the past five Februarys \u2013 and that\u2019s great news for your home search. The graph below uses the latest data from <em>Realtor.com<\/em> to show the supply of homes on the market has grown by <a href=\"https:\/\/www.realtor.com\/research\/february-2025-data\/\" rel=\"noopener noreferrer\" target=\"_blank\">27.5%<\/a> in just the last year:<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/03\/20250317-There-Are-More-Homes-for-Sale-Than-in-Recent-Years-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/03\/20250317-There-Are-More-Homes-for-Sale-Than-in-Recent-Years-original.png?w=1220&#038;ssl=1\" alt=\"a graph of blue bars\" loading=\"lazy\"><\/a>More choices for your search is a good thing \u2013 and experts also say that inventory is projected to <a href=\"https:\/\/www.simplifyingthemarket.com\/2025\/02\/04\/buyer-bright-spot-there-are-more-homes-on-the-market\/?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\" rel=\"noopener noreferrer\" target=\"_blank\">continue rising<\/a> this year, which is even better. It means it should be easier to find something that checks your most important boxes. But that\u2019s not all this does for you. Danielle Hale, Chief Economist at <em>Realtor.com<\/em>, explains some of the other perks of more inventory, beyond just having more homes to consider:<\/p>\n<blockquote><p><em>\u201cBuyers will not only have more home options . . . but they are also likely to find somewhat lower asking prices and more time to make decisions \u2013 all buyer-friendly factors as we inch closer to the busy homebuying season.\u201d<\/em><\/p><\/blockquote>\n<h4><strong>2. You May Find Sellers Are Doing Price Cuts<\/strong><\/h4>\n<p>Now that buyers have more options, some homes are sitting on the market a little longer \u2013 especially those that were priced too high from the start. And the result is more sellers are having to drop their prices to draw buyers back in. Just take a look at the numbers.<\/p>\n<p>According to <em>Realtor.com<\/em>, the number of listings with price reductions has gone up compared to the last few years (<em>see graph below<\/em>):<\/p>\n<p><strong><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/03\/20250317-Sellers-Are-Lowering-Their-Asking-Price-original.png?w=1220&#038;ssl=1\" loading=\"lazy\">This is a sign sellers are more willing to compromise today.<\/strong> If you look back to more normal years in the market (2017\u20132019), you\u2019ll see that the number of price cuts happening today is much closer to what\u2019s typical \u2013 and for most buyers, that\u2019s a big relief.<\/p>\n<p>What does that mean for you? It could give you a better chance to negotiate \u2013 whether that\u2019s on price, closing costs, or even repairs.
