With how much <a href=\"https:\/\/www.simplifyingthemarket.com\/2024\/12\/23\/how-home-equity-may-help-you-buy-your-next-home-in-cash\/?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\" rel=\"noopener noreferrer\" target=\"_blank\">home values<\/a> have gone up in recent years, the number may surprise you. <strong>According to Lawrence Yun, Chief Economist at the <em>National Association of Realtors<\/em> (NAR), the typical homeowner has gained <\/strong><a href=\"https:\/\/www.nar.realtor\/newsroom\/almost-90-of-metro-areas-posted-home-price-increases-in-third-quarter-of-2024\" rel=\"noopener noreferrer\" target=\"_blank\"><strong>$147,000<\/strong><\/a><strong> in housing wealth in the last five years alone.<\/strong><\/p>\n<p>That\u2019s significant \u2013 and when you sell, that can give you what you need to fund your next move.<\/p>\n<h4><strong>2.\u00a0Will I Be Able To Find a Home I Like?\u00a0<\/strong><\/h4>\n<p>If this is on your mind, it\u2019s probably because you remember just how hard it was to find a home over the past few years. But in today\u2019s market, it isn\u2019t as challenging.<\/p>\n<p><a href=\"https:\/\/www.realtor.com\/research\/january-2025-data\/%E2%80%8B\" rel=\"noopener noreferrer\" target=\"_blank\"><strong>Data<\/strong><\/a><strong> from <em>Realtor.com <\/em>shows how much inventory has increased \u2013 it\u2019s up nearly 25% compared to this time last year (<em>see graph below<\/em>):<\/strong>\u00a0<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/02\/20250218-The-Supply-of-Homes-for-Sale-Is-Growing-But-Still-Below-More-Normal-Years-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2025\/02\/20250218-The-Supply-of-Homes-for-Sale-Is-Growing-But-Still-Below-More-Normal-Years-original.png?w=1220&#038;ssl=1\" alt=\"a graph of a sales report\" loading=\"lazy\"><\/a>Even though inventory is still below more normal pre-pandemic levels, it\u2019s improved a lot in the past year. And the best part is, <a href=\"https:\/\/www.realtor.com\/research\/2025-national-housing-forecast\/\" rel=\"noopener noreferrer\" target=\"_blank\">experts<\/a> say it\u2019ll grow another <a href=\"https:\/\/www.housingwire.com\/articles\/rising-inventory-for-the-2025-housing-market\/\" rel=\"noopener noreferrer\" target=\"_blank\">10 to 15%<\/a> this year. That means you have more options for your move \u2013 and the best chance in years to find a home you love.<\/p>\n<h4><strong>3. Are Buyers Still Buying?<\/strong><\/h4>\n<p>And last, if you\u2019re worried no one\u2019s buying with rates and prices where they are right now, here\u2019s some perspective that can help. While there weren\u2019t as many home sales last year as there\u2019d be in a normal market, roughly 4.24 million homes still sold (not including new construction), <a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/2025-01\/ehs-12-2024-overview-2025-01-24.pdf\" rel=\"noopener noreferrer\" target=\"_blank\">according<\/a> to the <em>National Association of Realtors<\/em> (NAR). And the expectation is that number will rise in 2025. But even if we only match how many homes sold last year, here\u2019s what that looks like.<\/p>\n<ul>\n<li>4.24 million homes \u00f7 365 days in a year = <strong>11,616 homes sell each day<\/strong><\/li>\n<li>11,616 homes \u00f7 24 hours in a day = <strong>484 homes sell per hour<\/strong><\/li>\n<li>484 homes \u00f7 60 minutes =<strong> 8 homes sell every minute<\/strong><\/li>\n<\/ul>\n<p><strong>Think about that.
