As the weather cools down, the housing market can too \u2013 and that works in your favor.<\/p>\n<h4><strong>You Likely Won\u2019t Feel as Rushed<\/strong><\/h4>\n<p>Homes tend to take a little longer to sell during this time of year. <a href=\"https:\/\/www.nar.realtor\/blogs\/economists-outlook\/navigating-the-housing-market-a-seasonal-perspective\" rel=\"noopener noreferrer\" target=\"_blank\">Data<\/a> from the <em>National Association of Realtors<\/em> (NAR) shows the average time a house sits on the market jumps up during the winter months (<em>see the green bars in the graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2024\/12\/20241218-You-May-Not-Feel-as-Rushed-To-Buy-in-the-Winter-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2024\/12\/20241218-You-May-Not-Feel-as-Rushed-To-Buy-in-the-Winter-original.png?w=1220&#038;ssl=1\" alt=\"a graph of blue and green bars\" loading=\"lazy\"><\/a>This is partly because fewer buyers are active at this time of year \u2013 and that decrease in buyer competition means the houses that are on the market aren\u2019t going to be snatched up as quickly. So, if you decide to buy a home in the next couple of months, you\u2019ll likely have more time to consider your options and negotiate a deal without feeling as pressured.<\/p>\n<h4><strong>Sellers May Be More Willing To Negotiate<\/strong><\/h4>\n<p>And since homes generally take longer to sell during the winter, sellers are often more motivated to close a deal. That can work in your favor, too. <a href=\"https:\/\/www.nar.realtor\/blogs\/economists-outlook\/navigating-the-housing-market-a-seasonal-perspective\" rel=\"noopener noreferrer\" target=\"_blank\">According<\/a> to NAR:<\/p>\n<blockquote><p><em>\u201cLess competition can lead to better deals. While homes are not selling as fast as during the summer, <\/em><strong><em>sellers may be more willing to negotiate.<\/em><\/strong><em>\u201d<\/em><\/p><\/blockquote>\n<p>Whether it\u2019s compromising on price, covering closing costs or repairs, or including extras like appliances, you have more room to ask for what you need.<\/p>\n<h4><strong>Homes Are Less Expensive in the Winter<\/strong><\/h4>\n<p>With less competition from other buyers and sellers who are more willing to negotiate, you may see slightly lower prices too. In fact, <a href=\"https:\/\/www.nar.realtor\/blogs\/economists-outlook\/navigating-the-housing-market-a-seasonal-perspective\" rel=\"noopener noreferrer\" target=\"_blank\">according<\/a> to NAR, homes are typically about 5% less expensive now compared to when prices normally peak in the summer.<\/p>\n<p><strong>That might not seem like a huge difference, but on a $400,000 home, it could mean savings of $20,000 on the purchase price.<\/strong><\/p>\n<p>You can see this expected seasonal shift in home prices taking place this year. Take a look at the graph below showing the <a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/2024-11\/ehs-10-2024-overview-2024-11-21.pdf\" rel=\"noopener noreferrer\" target=\"_blank\">median sales price<\/a> of existing homes (homes that were previously owned) over the past 12 months. You\u2019ll notice in the green bars that prices were lower in the winter months last year, and it seems like that\u2019s going to happen again this year.
