If you\u2019ve been waiting for the <a href=\"https:\/\/www.simplifyingthemarket.com\/2023\/04\/10\/homebuyer-activity-shows-signs-of-warming-up-for-spring\/?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\" rel=\"noopener noreferrer\" target=\"_blank\">right time<\/a>, it could be now while the supply of homes for sale is so low. <em>HousingWire <\/em><a href=\"https:\/\/news.move.com\/2023-03-30-Realtor-com-R-March-Housing-Report-Spring-Thaw-Lures-Buyers-Back-into-the-Housing-Market\" rel=\"noopener noreferrer\" target=\"_blank\">shares<\/a>:<\/p>\n<blockquote><p><em>\u201c. . . the big question is whether we are finally starting to see the seasonal spring increase in inventory. The answer is no, because active listings fell to a new low last week for 2023 . . .\u201d<\/em><\/p><\/blockquote>\n<p>The <em>National Association of Realtors<\/em> (NAR) <a href=\"https:\/\/www.nar.realtor\/newsroom\/existing-home-sales-surged-14-5-in-february-ending-12-month-streak-of-declines\" rel=\"noopener noreferrer\" target=\"_blank\">confirms<\/a> today\u2019s housing inventory is low by looking at the months\u2019 supply of homes on the market. In a balanced market, about a six-month supply is needed. Anything lower is a sellers\u2019 market. And today, the number is much lower:<\/p>\n<blockquote><p><em>\u201cTotal housing inventory registered at the end of February was 980,000 units, identical to January and up 15.3% from one year ago (850,000). <\/em><strong><em>Unsold inventory sits at a 2.6-month supply at the current sales pace<\/em><\/strong><em>, down 10.3% from January but up from 1.7 months in February 2022.\u201d<\/em><\/p><\/blockquote>\n<h4><strong>Why Does Low Inventory Make It a Good Time To Sell?<\/strong><\/h4>\n<p>The less inventory there is on the market when you <a href=\"https:\/\/www.simplifyingthemarket.com\/2023\/04\/04\/two-reasons-you-should-sell-your-house\/?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\" rel=\"noopener noreferrer\" target=\"_blank\">sell<\/a>, the less competition you\u2019re likely to face from other sellers. That means your house will get more attention from the buyers looking for a home this spring. And since there are significantly more buyers in the market than there are homes for sale, you could even receive more than one offer on your house. <a href=\"https:\/\/cdn.nar.realtor\/sites\/default\/files\/documents\/2023-02-realtors-confidence-index-03-21-2023.pdf\" rel=\"noopener noreferrer\" target=\"_blank\">Multiple offers<\/a> are on the rise again (<em>see graph below<\/em>): \u00a0<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2023\/04\/20230411-average-number-of-offers-received-on-the-most-recent-closed-sale-MEM.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/sandpointrealtyidaho.com\/blog\/wp-content\/uploads\/2023\/04\/20230411-average-number-of-offers-received-on-the-most-recent-closed-sale-MEM.png?w=1220&#038;ssl=1\" loading=\"lazy\"><\/a><\/p>\n<p>If you get more than one offer on your house, it becomes a bidding war between buyers \u2013 and that means you have greater leverage to sell on your terms. But if you want to maximize the opportunity for a bidding war to spark, be sure to lean on your expert real estate advisor. While we\u2019re still in a strong <a href=\"https:\/\/www.simplifyingthemarket.com\/2023\/03\/30\/were-in-a-sellers-market-what-does-that-mean\/?a=783612-02a11606fc81d6a6e402d49bc5bfe20b\" rel=\"noopener noreferrer\" target=\"_blank\">sellers\u2019 market<\/a>, it isn\u2019t the frenzy we saw a couple of years ago, and today\u2019s buyers are focused on the houses with the greatest appeal.
